INITIATIVE-CREDITS READY IN ISTANBUL "GIRL STUDENT DORMITORY PROJECT": TO BE TRANSFERRED


I would like to share with you our project (investment opportunity) that we have conducted with our contracted partner.

 
An entrepreneur leased land for 25 years with a "build-operate-transfer" model from a public institution.


PROJECT: The plot was rented for the construction of a student student project with a capacity of 240 people. According to the lease agreement until February 2019, monthly rent is 8.250.TL. After this date will be 27,500.TL.


CREDIT: The financing required for the construction of the building together with the furnishings has been approved by a public bank as "3.800.000,00.TL" and a loan with a total maturity of 10 years has been allocated with 2 years grace period.


INCENTIVES: Private student dormitories with a capacity of over 100 people are covered by the incentive and a significant portion of the VAT, Corporation Tax and SGK employer share is covered by the government. The Incentive Certificate has also been issued in this framework.


The location of the building to be built is close to the pier and is within walking distance.


FEASIBILITY: It is the feasibility of the project.


PROJECT REVOLUTION FEE: The entrepreneur wants to transfer the project because it is not possible to realize the project alone. The requested transfer fee is "1.500.000,00.TL".

 
Commission and Sharing: The Commission will receive 10% from the project owner. The CBN will be divided into 3 by the market maker. If the commission can be obtained by the buyer-investor, it will be shared together by including a common basket.
